Confusing Arm Fail

Hi,
Having trouble arming the system and getting confusing messages about what is causing the problem.
We have a fairly common set up of Exit Door as final arm (wired magnetic contact set as EntryDoor) on zone 17 and the area is covered by a wired PIR as well (AlertAway) on Zone 7.
The last few times we've tried to arm it has failed.  The event log gives the following:
  • 04/20 12:08 Sign in - User # 1
  • 04/20 12:08 Mode Change # Security Off
  • 04/20 12:10 Restore - Zone # HallMotion (7)
  • 04/20 12:10 Restore - Zone # HallMotion (7)
  • 04/20 12:10 Custom Event # 12
  • 04/20 12:10 Alarm Type # ArmFail (4)
  • 04/20 12:11 Sign in - User # 1
  • 04/20 12:11 Alarm Type # AlarmAbort (20)
  • 04/20 12:11 Sign in - User # 1
  • 04/20 12:11 Mode Change # Security Off
Whereas the e-mail I receive from ETH03 gives:

ArmFail by:  Zone--7
    20/04/2019    12:11:12


Is this a problem with the Hall PIR on Zone 7 as alluded to by the e-mail, but there does not seem to be an activation in the log? 
Any explanation and thoughts on what to do as I'm going on holiday in a couple of days?

Quick test would be to link out zone 7 if it arms ok then the fault will be with the wiring or your PIRPS also check for bugs in the pir!(spiders ect)

Do a security check on the keypad by pressing F, 3,2.This announces all the zones that are open. If zone 7 is announced even if there is no one moving that means there is a problem with that detector or wiring. 
Zone 7 caused the arm failure  It could be the detector remains activated after the door is closed for 6 seconds.You also have a custom event 12. Check what is this

Thanks both.
I think I have narrowed it down to a fault on the Exit Door magnetic sensor.  I set the zones to announce and realised that the front door was not triggering.  I guess this meant that as the PIR was thue last sensor to trigger the Arm Fail was being attributed to that sensor rather than the lack of closure of the door.
Would that make sense?
PS the custom event is a notification that the external PIR on the porch was triggered, which is not in the alarm set just used for automation of external lights.
